Remote-exam math strategy
Keep one labeled number active at a time
Paper-free math is not mental acrobatics. It is information control. Decide what the question asks, reduce the stem to the facts that belong in one relationship, estimate the result, and keep one labeled subtotal active at a time. When an authorized calculator is available, its display can hold that subtotal. If you cannot say what the current number means, stop before the next operation. A calm reset is faster than continuing from a subtotal whose meaning you have lost.
Last updated: August 1, 2026
What calculation do you need to make?
Short answer: For paper-free math, use a nine-move loop: identify the exact target; name the formula; discard unused facts; align percentages, money, time, and area units; estimate the range; enter one operation; name the displayed subtotal; complete the next operation; reverse-check and answer in words. Keep no more than one or two unlabeled values in working memory. Prefer clean paths: price x down-payment rate rather than price - a separately calculated loan when only down payment is requested. Use benchmark percentages such as 1%, 5%, 10%, 25%, and 50% to detect scale errors. Treat answer choices as checks after setup. Flag a long ledger, calendar count, or irregular area if it begins consuming time. Most importantly, practice without paper before choosing remote delivery. The current PSI booklet allows one supplied sheet and pencil at a test center but no scratch paper remotely.
This guide follows the standard Illinois PSI conditions published in the candidate booklet current through August 1, 2026. Appointment instructions and an approved accommodation control a particular candidate's conditions. Do not use personal paper, notes, a whiteboard, a writing surface, or an unapproved calculator during remote testing. Interface features can change, so confirm authorized tools in current PSI instructions and test the required system before exam day. Strategy examples simplify transactions for exam practice and are not settlement, tax, lending, valuation, or legal advice.
How do you solve real estate math without scratch paper?
- Read the final sentence first and name the required answer, party, period, and unit in a short mental phrase.
- Select the formula family and translate it into words before retaining any numbers.
- Filter the stem to the inputs with a defined role, then convert percentages and time or area units.
- Estimate a reasonable range with 1%, 5%, 10%, one-quarter, one-half, or another simple benchmark.
- Perform one short operation and immediately label the result before using it as the next input.
- Group long problems into named stages such as EGI, NOI, value or buyer uses, buyer sources, cash needed.
- Reverse-check the result, compare its scale and unit with the choices, and answer in a complete mental sentence.
- Flag any question that overloads working memory, finish the shorter items, and return during the planned second pass.

Can you follow the calculation from facts to answer?
Calculate commission with one active number
Scenario: What is 4.5% of a stated $360,000 compensation base?
- Target is total compensation, and the decimal rate is 0.045.
- Estimate: 5% is $18,000, so the answer should be slightly lower.
- Enter $360,000 x 0.045 = $16,200 and label the display total compensation.
Answer: The total compensation is $16,200.
Build monthly PITI in labeled steps
Scenario: Monthly P&I is $1,900, annual property tax is $7,200, and annual homeowners insurance is $1,800. What is monthly PITI?
- $7,200 / 12 = $600; label it monthly tax.
- $1,800 / 12 = $150; label it monthly insurance.
- $1,900 + $600 + $150 = $2,650; label it monthly PITI.
Answer: Monthly PITI is $2,650.
Chunk an NOI and cap-rate question
Scenario: PGI is $100,000, vacancy loss is $5,000, other income is $2,000, operating expenses are $37,000, and cap rate is 8%. Find value.
- $100,000 - $5,000 + $2,000 = $97,000; label it annual EGI.
- $97,000 - $37,000 = $60,000; label it annual NOI.
- $60,000 / 0.08 = $750,000; label it indicated value.
Answer: The indicated value is $750,000.
Use a low-memory down-payment path
Scenario: Price is $400,000 and LTV is 80% in a simple one-loan setup. What is down payment?
- Down-payment rate is 100% - 80% = 20% under the stated simple setup.
- Estimate: one-fifth of $400,000 is $80,000.
- $400,000 x 0.20 = $80,000, avoiding a separate loan subtotal.
Answer: The down payment is $80,000.
Use answer choices as a scale check
Scenario: A 0.5% fee applies to $420,000. Options are $210, $2,100, $21,000, and $210,000.
- 0.5% is half of 1%, and 1% of $420,000 is $4,200.
- Half of $4,200 is $2,100.
- The estimate eliminates decimal-placement distractors before exact entry.
Answer: The fee is $2,100.
Flag a high-load calendar proration
Scenario: A calendar-day item requires counting across several months, assigning closing day, calculating a daily rate, and posting debit and credit. You are behind pace. What should you do?
- The item requires several stored facts and is vulnerable to an off-by-one error.
- Make the best permitted mark or flag under the interface, then protect shorter questions.
- Return with enough time to count, calculate, classify, and reverse-check deliberately.
Answer: Flag it for the planned second pass rather than rushing an overloaded setup.

Can you solve these original problems?
These questions are original study items aligned to the published outline. They are not copied, recalled, or predicted PSI questions.
1. What is the current standard scratch-paper rule for the remote Illinois broker exam?
- Scratch paper is not allowed
- One personal sheet is allowed
- An erasable board is always allowed
- Unlimited paper is supplied
Show answer and explanation
Answer: Scratch paper is not allowed
The current PSI Illinois booklet prohibits scratch paper during remote proctoring.
2. What should you do immediately after a calculator produces an intermediate result?
- Name the subtotal and its unit
- Press the next operation immediately
- Choose the closest option
- Clear the display
Show answer and explanation
Answer: Name the subtotal and its unit
A label preserves what the number means and how it belongs in the next step.
3. When should answer choices influence paper-free work?
- After the formula and expected scale are identified
- Before reading the final ask
- Instead of selecting a formula
- Only after guessing
Show answer and explanation
Answer: After the formula and expected scale are identified
Options are useful checks but should not replace setup.
4. Which is the lowest-memory path to a down payment in a stated one-loan 80% LTV purchase?
- Price x 20%
- Price x 80% x 20%
- Price / 80
- Loan x 100%
Show answer and explanation
Answer: Price x 20%
The complementary down-payment rate is 20% in the stated simple setup.
5. What should a remote candidate do if no-paper accuracy remains materially below test-center paper accuracy?
- Consider test-center delivery
- Bring hidden notes
- Ignore the difference
- Assume extra remote time
Show answer and explanation
Answer: Consider test-center delivery
Current test-center rules provide one sheet and pencil, so measured format performance can guide the choice.
Which numbers and formulas are easy to confuse?
- Terms
- Test-center paper vs. remote paper
- Difference
- PSI supplies one sheet and pencil at a test center. Standard remote testing permits no scratch paper.
- Question cue
- Delivery format controls.
- Terms
- Mental math vs. paper-free setup
- Difference
- Mental math tries to hold arithmetic internally. Paper-free setup uses labels, estimates, and authorized calculator subtotals when available to reduce memory demand.
- Question cue
- Head calculation versus controlled workflow.
- Terms
- Fact vs. subtotal
- Difference
- A fact comes from the stem. A subtotal is a calculated quantity with a new label and role.
- Question cue
- Given input versus derived input.
- Terms
- Estimate vs. guess
- Difference
- An estimate establishes scale from known relationships. A guess selects an option without a supported setup.
- Question cue
- Reasoned range versus unsupported choice.
- Terms
- Low-memory path vs. shortcut
- Difference
- A low-memory path is algebraically valid and uses fewer subtotals. A shortcut can import an unsupported assumption.
- Question cue
- Equivalent route versus rule skipping.
- Terms
- Calculator display vs. answer
- Difference
- The display can be a daily rate, decimal quotient, or subtotal. The answer needs the requested unit and meaning.
- Question cue
- Current number versus final conclusion.
- Terms
- Answer-choice check vs. answer-choice setup
- Difference
- Choices can test scale or support reverse calculation. They should not decide the formula before the facts do.
- Question cue
- Verification versus fishing.
- Terms
- One-pass speed vs. two-pass pacing
- Difference
- One-pass fixation spends time in item order. Two-pass pacing secures shorter items and returns to high-load work.
- Question cue
- Sequence obedience versus point protection.
- Terms
- Standard rule vs. accommodation
- Difference
- The booklet gives standard conditions. Only written approval changes conditions for a particular candidate.
- Question cue
- General policy versus authorized exception.
- Terms
- Practice comfort vs. measured readiness
- Difference
- Feeling capable without paper is subjective. Timed comparison of paper and paper-free accuracy reveals the real cost.
- Question cue
- Impression versus evidence.

Questions students ask about How to Do Real Estate Math Without Scratch Paper: Illinois Exam Guide
Can you use scratch paper on the Illinois real estate exam?
It depends on delivery. The PSI Illinois booklet dated June 24, 2026 says test-center candidates receive one piece of scratch paper and a pencil, which must be returned. It says scratch paper is not allowed during remote proctoring. Personal paper is not an authorized substitute.
Can you pass real estate math without scratch paper?
Yes, if you practice the same conditions before exam day and can solve the named formula families accurately in small chunks. Paper-free work depends on a fixed sequence: target, formula, units, estimate, one short operation, label the result, next operation, reverse-check, answer. Use a calculator only when PSI authorizes it for your delivery setting.
What is the best paper-free real estate math method?
Read the final ask first, name the formula in words, convert units, estimate the answer range, and perform one operation at a time. After each result, name its label silently, such as monthly tax or annual NOI. Use that labeled subtotal once, then check the final result through an inverse or another path.
How do I remember numbers without writing them down?
Reduce the number of active facts. Ignore distractors, work in the order the stem gives, and use an authorized calculator display as the current subtotal when one is available. Otherwise use percentage and fraction anchors to shorten the arithmetic. Repeat the label with the number mentally. If a question needs too many stored values, flag it, complete shorter items, and return with more time.
How do I avoid losing a subtotal without paper?
Before the next operation, name what the display means and what must happen next. For $7,200 annual tax, calculate 7,200 / 12, think 'monthly tax 600,' then combine it with monthly P&I and insurance. Do not chain operations when you cannot explain the current display.
Can answer choices help with paper-free math?
Yes, after you set up the problem. Estimate the likely range, eliminate impossible units and 100-times decimal errors, and reverse-calculate from a plausible option when faster. Do not let answer choices choose the formula before you identify the base and requested unknown.
Which questions are easiest to solve without paper?
Single percentage amounts, simple LTV, point cost, equity, area, direct conversions, and one-step formula reversals are often manageable. Multi-party closing ledgers, irregular-area diagrams, long NOI chains, and calendar-day prorations demand more working memory and deserve deliberate chunking or a later pass.
Should I choose a test center if I need scratch paper?
That is often the safer choice when written setup materially improves your accuracy, because the current PSI booklet provides paper and pencil at a test center while prohibiting scratch paper remotely. Compare timed practice scores under both conditions before selecting or keeping a delivery format.
Can an accommodation change the scratch-paper rule?
Only an accommodation approved through the official process can alter standard test conditions. Follow the written approval and PSI instructions. Do not bring paper or another tool because you requested an accommodation or because a different testing program allows it.
Are these official Illinois broker exam questions?
No. They are original paper-free drills aligned to the PSI Illinois broker outline effective June 24, 2026. The current delivery rules, exam outline, and primary sources supporting the real estate examples were checked through August 1, 2026.
