A buyer obtains an 80% loan-to-value mortgage on a $425,000 purchase. What is the loan amount?

For this example, use $425,000 as the property value for LTV.

Loan amount = property value × LTV.
$425,000 × 0.80 = $340,000.

  • A. $85,000: the 20% down payment, not the loan.
  • B. $340,000: 80% of the value, which is the amount borrowed.
  • C. $382,500: 90% of the value. That uses the wrong percentage.
  • D. $425,000: the full price. This loan covers only 80%.

Use it on the next question: first check whether you are being asked for the loan or the down payment. Here, those are 80% and 20% of the same value.

Pass Illinois covers the entry-level Illinois real estate broker exam. The PSI outline includes 11 national content areas and four Illinois areas. The state portion covers licensing, licensee activities, agency, and disciplinary action.

Before you start

Is Pass Illinois free to download?

Yes. Pass Illinois is free to download from the App Store and Google Play, with limited starter access. The browser app also has free account access. Full access is an optional one-time purchase with a US reference price of $59.99. There is no subscription.

Check the displayed price, currency, and any tax before confirming payment. Free access is limited access, not a timed subscription trial.

Can I use Pass Illinois on my laptop?

Yes. Open the browser app and create a free account, or sign in if you already have one. It needs JavaScript and an internet connection. You do not need to install the mobile app to start studying in a browser.

What is the difference between free mobile and browser access?

Both include three study-guide topics, Topic Practice in one content area, flashcards, and two Math Coach problems per topic. The mobile app has a 20-practice-question allowance. Browser Topic Practice is limited by content area and allows repeat practice; its flashcard sessions allow up to 20 cards.

What does the paid unlock add?

Full access opens the 1,339-question bank, every content area, the full practice exam, Weak Area Blitz, spaced review, and the other premium study modes. Math Coach no longer stops at two problems per topic. Upgrade inside the study app when you are ready; review the payment options and price before paying.

Can I study offline?

The installed mobile app stores its question bank on your device for offline practice. Install and set up the app while connected. Sign-in, purchases, updates, and syncing need a connection. The browser app needs an internet connection throughout.

I already have an account or have paid. What should I do?

Use Sign in and the same account you used before. If a store purchase is missing, use Restore Purchases in the mobile app with the store account that made the purchase. Contact support if access still looks locked before paying again.

Can I take a full practice exam without an account?

Yes. This website has a free 140-question Illinois broker practice exam, with three forms, explanations, separate portion scores, and a review report. It also has a 40-question state simulation and short question sets. Website attempts stay in this browser and do not transfer into your study-app account.

Which Illinois real estate exam does the app cover?

Pass Illinois is for the entry-level Illinois real estate broker licensing exam, covering national real estate topics and Illinois law. It is not managing broker or residential leasing agent exam prep, and it does not replace the pre-license education required for your licensing path.

Does a good practice score mean I will pass PSI?

No. Practice results help you choose what to study, but they are not a prediction or guarantee of your PSI result. The questions are original practice material, not copied live exam questions. Pass Illinois is independent and is not affiliated with PSI or IDFPR.
