Set up the words before touching the calculator
Most missed math questions are setup errors wearing an arithmetic costume. Start with the requested result, not the first number. Build a small fact list with units, name the relationship, and estimate the direction of the answer. Only then calculate. This routine makes unfamiliar wording look like a familiar formula. Circle limiting words such as only, except, before, after, annual, monthly, state, combined, and fraction. They often change the answer even when every number remains the same.

What calculation do you need to make?
Short answer: Use a nine-step setup: ask, sort, normalize, label, select, estimate, solve, reverse-check, and answer. First write the exact unknown and unit. Sort facts into inputs, rules, and distractors. Convert percentages to decimals and align days, months, years, feet, square feet, acres, dollars, and rates. Label the percentage base or formula components. Select the governing relationship from the full context, not one keyword. Estimate the likely sign and scale. Solve in visible steps, carrying labeled subtotals once. If two valid paths exist, such as price minus loan or price times down-payment percentage, use the path with fewer unsupported assumptions and reconcile both when time permits. Reverse the formula or reconcile the ledger. Compare the result with the answer choices only after the setup is complete. Finish with a sentence that answers the requested question and preserves any nominal, estimated, annual, monthly, taxable, state-only, combined, or simplified qualifier. Special statutory rules, disclosure definitions, and stated exam conventions override generic shortcuts.
This guide teaches exam reasoning, not one universal workflow for live transactions. Actual brokerage, lending, appraisal, tax, settlement, survey, and property-management calculations depend on current records, agreements, laws, standards, and professional responsibilities. A valid classroom estimate is not a quote, appraisal, payoff, tax bill, or closing statement. An answer can be mathematically correct under one convention and still be wrong if the stem supplied another convention, such as a 360-day year, buyer owning the closing day, lower-of-price-or-value base, or Illinois statutory ceiling. The PSI outline names calculation families but does not endorse a particular mnemonic. Use the permitted calculator and instructions for the scheduled exam. How do you set up a real estate math word problem?
- Ask: write the exact unknown, requested unit, and whether the answer should be monthly, annual, nominal, estimated, or final.
- Sort: copy relevant givens with labels, circle explicit rules, and mark possible distractors for a reasoned include-or-exclude decision.
- Normalize: convert percentages, time periods, day-count conventions, linear measures, area measures, and money units before combining them.
- Label: identify formula roles such as part, base, rate, credit, debit, income, expense, loan, value, or responsible days.
- Select and estimate: write the governing formula and predict the result's sign and approximate scale.
- Solve: calculate in short lines, carrying named subtotals forward exactly once and preserving reasonable intermediate precision.
- Reverse-check: substitute the result, reconcile the ledger, or perform the inverse operation and compare with the estimate.
- Answer: give one clear sentence with the requested unit, qualifier, and only the conclusion supported by the stated facts supplied.

Respect a special transfer-tax ceiling
Scenario: Taxable value is $248,750 and Illinois state tax is $0.50 per $500 or fraction. What is state tax?
- $248,750 / $500 = 497.5 units.
- The fraction rule requires 498 units, not ordinary rounding to 498 by coincidence without explanation.

Build and check a seller-net chain

Read the final question first and write the requested unknown with its unit. 'Find seller net in dollars' creates a different setup from 'find the commission rate as a percent.' Naming the output keeps attractive but irrelevant numbers from controlling the calculation.
How do I know which real estate formula to use?

How do I identify the percentage base?

How do I handle annual and monthly numbers?
Convert all quantities in one relationship to the same period. Divide annual tax or insurance by 12 when adding it to monthly P&I. Multiply monthly rent by 12 before pairing it with annual operating expenses or an annual cap rate. Label the conversion line.
Should I round during a real estate math problem?
Keep reasonable precision through intermediate calculations and round only when the question or governing rule directs. A statutory ceiling, such as Illinois transfer tax on each $500 or fraction, is not ordinary rounding. Money, ratios, days, and units can each require different treatment.
How do I spot a distractor number?
Ask whether removing the number changes the requested relationship. A property age may be irrelevant to a commission calculation, and a purchase price may be irrelevant when LTV instructions use appraised value. Do not ignore a fact simply because it is inconvenient; explain why it does or does not enter the formula.
How do I check whether my answer is reasonable?
Estimate the scale before calculating, then reverse the formula. A 5% charge should be about one-twentieth of its base. An 80% LTV loan should be smaller than value. Seller net should reconcile credits and debits. Units and sign should match the question.
What if a problem needs several formulas?
Break it into named subtotals. A seller-net problem may require commission first, proration second, debit subtotal third, and final net last. Carry each labeled result forward once. Never compress a multi-step problem into an unexplained calculator string.
Should I use the answer choices to solve the problem?
Use them as a check, not as the first source of logic. Estimation can eliminate impossible choices, and back-solving can verify a reverse formula. Still build the correct relationship so a carefully designed distractor does not reward a common setup error. Wrong choices often reflect a predictable mistake, such as using price instead of loan for points, forgetting to divide an annual amount by 12, applying the wrong debit sign, or rounding a fractional statutory unit down. Recognizing that pattern is useful only after your own setup is visible.
