Rounding is the last instruction, not the first reflex. Keep the exact relationship alive through the calculation, then format the result for cents, whole dollars, percentage places, acres, or statutory units. The dangerous mistake is treating a ceiling rule or a disclosure format as ordinary rounding.

What calculation do you need to make?
Short answer: Round the final answer to the precision requested and avoid rounding intermediate results unless instructed. Ordinary currency answers usually use two decimal places; a requested whole-dollar answer uses no cents. For a proration, carry the daily quotient through multiplication. For LTV, cap rate, or percentage change, carry the decimal quotient through conversion to percent. A statutory phrase such as per $500 or fraction thereof uses a ceiling: any partial unit rounds upward, not to nearest. Federal mortgage disclosures have field-specific presentation rules, including nearest-dollar treatment for certain Loan Estimate amounts, generally two decimal places for many final Closing Disclosure dollar amounts, and three-decimal treatment for specified percentages. Exact ties can follow different formal conventions, so use the rule stated in the problem rather than assuming every context treats a final 5 identically. Before finalizing, read the answer stem again. A correct calculation rounded to cents still misses a question that expressly asks for nearest whole dollar or statutory unit.
This guide separates exam arithmetic from legal and disclosure presentation. The operative statute, rule, form instruction, contract, or table controls a live calculation. How do you round real estate math correctly?
- Circle the requested unit, number of places, and any words such as nearest, round up, fraction thereof, truncate, or exact.
- Write the governing calculation with exact fractions and quoted rates preserved.
- Carry the calculator result or sufficient working precision through every intermediate step.
- Separate a statutory ceiling, form-specific presentation rule, or table instruction from ordinary nearest rounding.
- At the final result, identify the retained digit and inspect the first discarded digit under the supplied rule.
- Attach cents, whole dollars, percent, acres, units, or another required label after rounding.
- Compare the rounded answer with the unrounded result to ensure only the intended place changed.

Round a final currency result
Scenario: A completed calculation produces $18,437.286. What is the amount to the nearest cent under the ordinary classroom rule?
- Keep two digits after the decimal, so the retained cents are 28.
- The third decimal digit is 6, which is above 5.
- Increase the hundredths digit from 8 to 9.
Answer: The rounded amount is $18,437.29.
Avoid early proration rounding
Scenario: Annual tax is $7,100 and the responsible period is 200 days under a 365-day method. Compare carrying precision with rounding the daily rate first.
- Exact setup is $7,100 / 365 x 200 = $3,890.410959, rounded finally to $3,890.41.
- Rounding $7,100 / 365 to $19.45 first gives $3,890.00.
- Early rounding creates a $0.41 error.

Round a cap rate after percent conversion
Scenario: Annual NOI is $67,500 and value is $925,000. What is cap rate to two decimal places?
- $67,500 / $925,000 = 0.07297297297.
- Multiply by 100 to obtain 7.297297297%.
- Round to two decimal places: 7.30%.
Answer: The capitalization rate is 7.30%.
Use a ceiling for Illinois transfer-tax units
Scenario: Taxable value is $300,001 and the stated Illinois rate is $0.50 per $500 or fraction thereof. What state tax results?
- $300,001 / $500 = 600.002 units.
- Because a fraction remains, use the ceiling of 601 units.
- 601 x $0.50 = $300.50.
Answer: The state transfer tax is $300.50.
Keep one-third exact
Scenario: A simplified problem uses an exact one-third assessment level on $500,000. What result should be carried before any final instruction?
- $500,000 / 3 = $166,666.666666 repeating.
- Using 0.33 would produce $165,000 and is not equivalent.
- If the final answer asks for cents under the ordinary classroom rule, report $166,666.67.
Answer: Carry the repeating quotient and report $166,666.67 if cents are requested.
Recognize a field-specific disclosure rule
Scenario: A question asks how specified percentage amounts are presented under current Closing Disclosure rounding requirements. What is the rule?

- Section 1026.38 requires specified percentages to be rounded to three decimal places.
- Trailing zeros to the right of the decimal are then dropped.

When should I round on a real estate math problem?
Round at the end unless the question, table, form, or statutory rule tells you to round at an intermediate step. Keep the full calculator value or enough working precision for daily rates, cap-rate quotients, tax factors, and sequential percentages.
How many decimal places should money use?
Use two decimal places for an ordinary final currency answer unless the problem or applicable form requires whole dollars or another format. Do not round every intermediate dollar subtotal if later math depends on it.
How do you round to the nearest cent?
Keep two digits after the decimal and inspect the third. How should I round a cap rate or LTV?
Carry the division result, multiply by 100, and round the final percentage to the precision requested or supported by the answer choices. Do not round the decimal quotient before converting it to percent.
Does 'or fraction thereof' mean normal rounding?
No. It is a ceiling rule. For an Illinois transfer-tax rate stated per $500 or fraction thereof, divide taxable value by $500 and round any partial unit up to the next whole unit, even if the fraction is small. Then multiply by the applicable rate.
How are Loan Estimate and Closing Disclosure amounts rounded?
Regulation Z contains field-specific rules. Certain Loan Estimate figures are rounded to the nearest dollar. Closing Disclosure final dollar amounts generally use two decimal places unless a particular rule requires other treatment, and specified percentages are rounded to three decimal places with trailing zeros dropped. Use the rule for the actual field, not one blanket format.
What is bankers' rounding or round-half-to-even?
It is a tie convention in which an exact discarded 5 followed only by zeros leaves an even retained digit unchanged and raises an odd retained digit. NIST describes that method for its context. Many classrooms instead teach raising the retained digit at 5. Exact tie handling should follow the problem's instruction, while non-ties round the same under both methods.
