How should you solve a description or measurement question?

  1. Identify whether the question uses metes and bounds, lot and block, government survey, or only an informal locator.
  2. Underline the controlling vocabulary: point of beginning, monument, lot, block, plat, township, range, section, quarter, bearing, or distance.
  3. Draw a simple sketch and label units before calculating.
  4. For aliquot parts, begin with the whole section's nominal 640 acres and apply each fraction in sequence.
  5. For site area, divide the shape into rectangles and triangles, compute square feet, then convert units once.
  6. Use actual stated survey acreage, dimensions, or correction data instead of forcing nominal figures.
  7. Confirm the professional boundary: brokers can read documents and calculate stated dimensions, but survey opinions belong to licensed surveyors.

How do the rules work in scenarios?

Aliquot acreage

Scenario: A description conveys the N 1/2 of the SE 1/4 of a nominal section with no irregular acreage stated.

  1. Begin with 640 acres.
  2. The SE 1/4 contains 160 acres.
  3. The north half of that quarter contains 80 acres.

Answer: The described tract contains 80 nominal acres.

Rectangular parcel

Scenario: A parcel measures 330 feet by 660 feet.

  1. Multiply length by width: 330 × 660 = 217,800 square feet.
  2. Divide by 43,560 square feet per acre.
  3. 217,800 ÷ 43,560 = 5.

Answer: The parcel contains 5 acres.

Triangular addition

Scenario: An irregular site contains a 100-by-200-foot rectangle plus a right triangle with a 100-foot base and 60-foot height.

  1. Rectangle area is 20,000 square feet.
  2. Triangle area is 100 × 60 ÷ 2 = 3,000 square feet.
  3. Add the areas to reach 23,000 square feet.

Answer: The total site area is 23,000 square feet, or about 0.528 acres.

Address-only contract

Scenario: A contract identifies a rural sale only by a mailbox address, while the seller owns two adjoining tracts using that address.

Common economic characteristics are scarcity, improvements, permanence of investment, and area preference. Supply, surrounding development, long-lived public and private investment, and demand for a location influence value.

What are the three legal-description systems on the exam?

Know metes and bounds, lot and block based on a recorded plat, and the government rectangular survey system. The public outline expressly names all three.

What is the point of beginning?

In metes and bounds, the point of beginning is the location where the boundary description starts and to which it should return after tracing all courses and distances. A description may first use a point of commencement to reach it.

How does lot and block work?

A lot-and-block description identifies a lot, block, named subdivision or plat, and the recording reference or jurisdiction. The recorded plat supplies the mapped dimensions, streets, easements, and boundaries.

How large is a township in the rectangular survey system?

A standard survey township is nominally six miles by six miles and contains 36 sections. A standard section is nominally one square mile or 640 acres, subject to survey corrections and irregularities.

How many acres are in a quarter section?

A nominal quarter section contains 160 acres. A quarter-quarter section contains 40 acres, and half of a quarter section contains 80 acres.

How many square feet are in one acre?

One acre equals 43,560 square feet. One square mile equals 640 acres, and one mile equals 5,280 linear feet.

Is a street address a legal description?

A street address is useful for navigation and identification, but it is not one of the complete legal-description methods tested. A tax parcel number also points to records rather than replacing a legally sufficient description.
