The vocabulary tells you the method. Bearings, distances, monuments, and a point of beginning signal metes and bounds. Township, range, section, and quarters signal rectangular survey. Lot, block, subdivision, and a recorded plat signal lot and block. Learn those fingerprints before trying to calculate anything.

What is the difference at a glance?
Short answer: Metes and bounds traces a parcel through courses, distances, curves, monuments, and other calls from and back to a point of beginning. The government rectangular survey system identifies land through a principal meridian, base line, township, range, section, and aliquot fractions or government lots. Lot and block identifies a parcel by reference to a recorded subdivision plat. A street address and Illinois permanent index number help locate records, but neither replaces a sufficient legal description. Copying a recorded description is not the same as professionally creating, revising, or adjudicating a boundary.
This guide covers the legal-description methods expressly named in the PSI broker outline effective June 24, 2026. Survey townships and sections are nominal grid units, not promises that every tract contains exact theoretical acreage. Illinois minimum standards require a conveyance description to be complete, definite, capable of being platted and located on the ground, tied to appropriate control, and mathematically closed when appropriate. How does the distinction change the answer?
Metes-and-bounds fingerprint
Scenario: A deed says to commence at a section corner, travel 420 feet to the point of beginning, then follow four bearings and distances back to the point of beginning.
- The section corner is a reference point used to approach the parcel.
- The expressly named point of beginning starts the actual perimeter.
- Bearings, distances, and closure identify the method.
Answer: This is a metes-and-bounds description. The point of commencement and point of beginning perform different jobs.
Nested rectangular fraction
Scenario: A description conveys the E 1/2 of the NW 1/4 of Section 14 in a stated township, range, and principal meridian.
- Start with the 640-acre nominal section.
- The northwest quarter is nominally 160 acres.
- The east half of that quarter is nominally 80 acres.
Answer: This is a rectangular survey description of a nominal 80-acre tract, subject to actual survey conditions.
Quarter of a quarter
Scenario: The deed describes the SW 1/4 of the NE 1/4 of a standard section.
- Locate the northeast quarter first because it appears closest to the section reference.
- That tract is nominally 160 acres.
- Take its southwest quarter to reach a nominal 40 acres.
Answer: Read from the smallest subdivision outward in the wording and calculate each nested fraction.
Recorded subdivision lot
Scenario: A legal description reads 'Lot 18 in Oak Ridge Subdivision, according to the plat recorded as Document 2026123456 in Lake County, Illinois.'
- The lot and named subdivision are explicit.
- The document reference identifies the incorporated plat.
- The plat supplies boundaries, dimensions, easements, streets, and notes not repeated in the short description.
Answer: This is lot and block, even though the sample wording does not happen to include a block number.
Two parcels under one address
Scenario: A house and detached garage use one street address, but the title commitment lists two legal descriptions and two PINs.
- The address identifies the occupied location but not the number of title parcels.
- Both descriptions must be compared with the contract, deed, survey, and intended sale.
- Omitting the garage parcel could leave the seller with land the parties expected to convey.
Answer: Use the legal descriptions as controlling parcel identifiers and the address and PINs as cross-checks.
Description does not close
Scenario: A typed exhibit follows several boundary calls but ends 35 feet from the stated point of beginning when plotted.
- The mismatch may reflect a transcription error, omitted call, bad bearing, wrong distance, or a more complex controlling-boundary issue.
- A broker should not alter a number to force closure.
- The source documents, title record, and professional survey analysis need review before execution or recording.
Answer: Stop the document process and refer the defective description for qualified correction.
The M-A-P method for legal descriptions
- Method: identify metes and bounds, aliquot rectangular survey, recorded lot and block, or a combination.
- Anchor: find the point of beginning, principal meridian and section, or named recorded plat that anchors the description.
- Path or parcel: trace the perimeter calls, apply the fractional sequence, or locate the lot and block on the plat.
- Cross-check: compare deed, title commitment, survey, plat, address, PIN, parcel count, and any attached exhibit.
- Exceptions: mark 'less and except,' 'subject to,' 'together with,' easements, separate parking or storage parcels, and omitted tracts.
- Professional boundary: copy existing text accurately, but send creation, correction, closure, boundary, and title disputes to qualified professionals.

How many acres are in a section and a quarter section?
A standard section is nominally 640 acres. A half section is 320 acres, a quarter section is 160 acres, and a quarter-quarter section is 40 acres. Actual surveyed acreage can vary because of corrections, water, irregular boundaries, and government lots.
How do you read an aliquot description?
Read from the smallest division outward. For example, the NE 1/4 of the SW 1/4 means first locate the southwest quarter of the section, then take the northeast quarter of that 160-acre tract. The nominal result is 40 acres.
How does lot and block identify a parcel?
It names a lot, sometimes a block, the recorded subdivision or condominium plat, and recording details or the county. The short wording works because it incorporates the lot boundaries, dimensions, streets, easements, notes, and other details shown on the referenced recorded plat.
Is a street address a legal description?
No. An address is a navigation and mailing identifier. It can change, refer to a building containing multiple parcels, or omit land. A permanent index number is also a tax and recording reference rather than one of the three complete boundary-description methods.
Can a real estate broker write a new boundary description?
A broker may copy, compare, and communicate an existing legal description accurately. Creating a description that determines title or property rights through boundary lengths and directions is within the Illinois statutory practice of professional land surveying. A new parcel or disputed line should be handled by qualified survey and legal professionals.
