Carry one evidence file from enrollment to active status

The Illinois broker path is manageable when each proof item has an owner and a date. Most avoidable delays come from an unapproved school, mismatched name, expired education, incomplete sponsorship, or a missed application deadline.

Direct answer: To earn an Illinois broker license, confirm that you are at least 18 and meet the secondary-education requirement, choose a currently approved provider, complete 60 hours of broker pre-license topics plus 15 hours of interactive applied instruction, pass the provider's requirements, register with PSI, pass the Illinois broker examination, select an active sponsoring broker, and submit the complete IDFPR application with the current $150 fee within one year after the passing score. Pre-license education is accepted for two years after completion. Do not perform licensed activity until IDFPR has registered valid sponsorship and the license is active. After issue, schedule the three approved 15-hour post-license courses for the applicable renewal deadline and keep every transcript, score report, application confirmation, and license record.

Checkpoint 1: qualify and choose education

Verify age and high-school graduation or the accepted Illinois high-school equivalency route. Active Illinois attorneys have a narrow exemption from the secondary-education and 75-hour items, not an exemption from the examination, application, fee, sponsorship, or practice rules.

Confirm the provider in IDFPR's current approved records before paying. Match the legal name that will appear on identification, education records, PSI registration, and the application. Avoid the Real Estate School of Illinois and American Business Institute routes that IDFPR says stopped producing accepted education on December 16, 2025.

  • Keep the final transcript or completion evidence.

Checkpoint 2: finish the 60 plus 15 structure

The curriculum consists of 60 hours of broker pre-license topics and 15 hours of interactive applied principles. The interactive block uses classroom, live webinar, or qualifying interactive distance education with situational and case-study work. Merely watching recordings does not satisfy an interactive requirement unless the approved course and delivery method do.

Complete the provider's assessments and correct any spelling or reporting error before exam registration. If the provider cannot supply accepted proof, do not assume PSI or IDFPR will repair it later.

Checkpoint 3: register, test, and preserve the score

Use the current PSI Illinois Real Estate Candidate Information Bulletin. Create one account with the matching legal name, follow the provider-record process, pay the current $58 fee for each attempt, choose test-center or available remote delivery, and check identification and technical rules before exam day.

After passing, save the score report and immediately calendar the one-year license-application deadline. Four consecutive failures require repeating the 75-hour pre-license education before another attempt.

Checkpoint 4: sponsor, apply, and verify active status

Interview sponsors before or during exam study. Read the employment or independent-contractor agreement, fee schedule, supervision, lead ownership, insurance, termination, and post-license support terms. For an active application, the sponsoring broker must participate in the official registration workflow.

Submit the signed application, fee, passing-score proof, sponsorship proof for active status, and transcript when applicable. Answer current history questions accurately. Keep the receipt, then use IDFPR License Lookup to confirm the correct credential, sponsor, status, issue date, and expiration before any licensed activity.

Checkpoint 5: start the renewal file on day one

Record the original issue date and applicable April 30 even-year renewal. Most new brokers complete three approved 15-hour post-license courses and pass each provider final by the first renewal. A broker first licensed within 180 days before that deadline generally completes them before the second renewal instead.

Store the electronic license, sponsor agreement, post-license certificates, exam results, and IDFPR lookup evidence. Update address, email, phone, or office information within the current 24-hour reporting window.

Example: a passed exam with an unfinished sponsor record

Situation: Sam passes, submits the application, and receives a brokerage welcome email. IDFPR lookup does not yet show an active broker license or the sponsoring brokerage. A friend asks Sam to write an offer.

Best response: Sam should not perform the licensed activity. A brokerage email and application receipt do not replace valid registered sponsorship and an active license. Sam should ask the sponsor and IDFPR to complete or reconcile the record, then verify the public status before working.
